There's a real market here but the graveyard of failed founder communities (On Deck, etc.) shows execution is extremely hard. The playbook approach — licensing structure and tooling rather than running communities directly — is the smartest angle for capital efficiency. Success depends on finding passionate local organizers and solving the cold-start problem in each new city, which is slow and labor-intensive.
