Rather than building generic housing, you curate blocks, floors, or rural acreages and market them to existing friend networks or online communities who share values and want intentional living arrangements. Revenue comes from land appreciation, lot sales, and potentially HOA-style dues.
The business starts online — building a community and content presence around the concept before acquiring any land — then uses that demand signal to find the right location and secure financing. The model is inspired by Summit Series buying Powder Mountain and selling plots, and by the Marfa, Texas effect where a creative anchor draws a tribe to an otherwise unremarkable location. The 'why now' is post-pandemic loneliness, remote work flexibility, and new transit corridors like Brightline in Florida opening up previously undesirable land.
